The Vice President & Credit Manager plays a pivotal role supporting the Chief Credit Officer (CCO) in executing TruFund’s credit risk and asset management strategy. This leadership position oversees credit risk, underwriting, portfolio management, collateral administration, and asset performance for a diverse portfolio that includes small business and commercial real estate (CRE) assets such as multifamily, mixed-use, community facilities, and commercial properties. The VP ensures disciplined credit decision-making aligned with TruFund’s risk appetite while protecting and enhancing the financial and physical performance of the entire portfolio.

Key Responsibilities

Asset Management & Portfolio Performance

  • Lead the full asset management lifecycle for all loans, including onboarding, property performance monitoring, financial statement reviews, rent rolls, operating statement analysis, inspections, loan covenants, and sponsor performance.
  • Conduct ongoing surveillance of CRE asset health, including DSCR trends, occupancy and leasing performance, capital expenditure requirements, market comps, and property-level risk indicators.
  • Develop and implement workout strategies for underperforming loans, including restructuring, covenant resets, forbearance strategies, or targeted interventions to stabilize asset performance.
  • Serve as a lead decision-maker for collateral management and liquidation, coordinating appraisals, valuations, receiverships, foreclosure processes, and maximizing net recovery strategies across CRE assets.
  • Oversee the collections and delinquency-management process, ensuring timely resolution, proactive intervention, and alignment with CRE asset risk levels.
  • Monitor portfolio concentrations, market-level CRE risks, and emerging trends; prepare asset-level and portfolio-level insights to inform strategic decisions.

Credit Risk & Underwriting Leadership

  • Oversee the underwriting process, ensuring robust analysis of cash flow, collateral value, borrower financial capacity, market dynamics, and deal structure.
  • Ensure all credit memorandums include comprehensive risk assessments, scenario analyses, and accurate risk ratings consistent with credit policy.
  • Lead the credit and loan review process, ensuring credit decisions reflect sound risk judgment, policy compliance, and proper documentation.
  • Collaborate with lending teams to balance responsible growth with asset management priorities, ensuring adherence to risk appetite, property type concentration limits, and market exposure guidelines.

Policy, Governance & Cross-Functional Leadership

  • Support development and refinement of credit policies, asset management frameworks, collateral guidelines, property inspection requirements, and early-warning indicator models.
  • Participate in credit committees, providing subject-matter expertise on deal structure, asset performance, and risk mitigation.
  • Work closely with auditors and regulators on credit and asset-related examinations, ensuring adherence to industry best practices and internal standards.
  • Mentor and develop staff in underwriting, portfolio management, and asset management to enhance organization-wide expertise.
  • Drive technology improvements within the asset management and credit workflow, including automation, digital tracking tools, and AI-supported risk identification, as delegated by the CCO.

Client & Stakeholder Engagement

  • Conduct client site visits, property inspections, and sponsor meetings to assess collateral condition and borrower capacity.
  • Ensure timely and high-quality customer service throughout the loan lifecycle, from application through maturity or payoff.
  • Lead cross-functional strategic initiatives and assume additional responsibilities assigned by the CCO.

Experience Requirements

Candidates should have asset management experience within a bank, CDFI, CRE lender, or financial institution. Expertise in underwriting, property-level asset performance management, collateral evaluation, and CRE workouts is essential. A strong understanding of SBA, affordable housing and commercial property underwriting is required.

Education

  • Bachelor’s degree in finance, real estate, accounting, business administration, or economics required.
  • Master’s degree in business or finance preferred.
  • Formal credit training and CRE-specific certifications (e.g., ARGUS, CCIM, or real estate finance certificates) are a strong plus.

Work Environment

This hybrid role blends remote and in-office work and requires occasional on-site property inspections, client meetings, and travel to industry events. The VP & Credit Manager supervises a team of six, driving performance, collaboration, and high-quality asset and credit management practices.
